Post-Construction Warranty Inspection (BPA Innovative
Practice)
Warranty
inspections can be performed similar to “condition
assessments” but they are generally more focused on known
“hot spots.” A known hot spot is an area that
typically experiences paint failure before other areas. The
following are examples:
BPA
recommends that warranty inspections be performed every
three to five years or at a minimum “just prior to the
expressed warranty cessation period” (one-year).
Furthermore, the cost to repair the issues identified as
“failing” are typically performed at “zero cost” to the FTE
due to Florida Contractor Licensing requirements (e.g. all
labor and materials should be guaranteed for one-year).
